We understand that every estate is different. That’s why we always develop a specific  property management programme to make sure you get exactly the right service, from small apartment units to large residential blocks.

For example, we can

  • Inspect the property and site in detail at least once a month to ensure all buildings and grounds are in good order and all services are working
  • Recruit, supervise and manage contractors and staff – we’ll prepare specifications, get quotations and award contracts to the right people.
  • Make time to deal with any unexpected work and contracts
  • Negotiate, renew and manage specialist maintenance contracts
  • Deal with individual residentsquestions
  • Manage your insurance – we’ll arrange and renew the right level of cover, get valuations  and handle claims
  • Assign properties when necessary, keeping up to date registers of leaseholders and tenants and all appropriate property records
  • Attend the AGM and other management meetings
  • Plan for the cost of future repairs and renewals

Accounting


We believe that successful estate management depends on sound, transparent and timely financial management. Our dedicated client accounting team will

  • Maintain accounts on your behalf – transactions are processed daily and any surplus funds are placed in an interest bearing account
  • Collect service charge and ground rent as required and send you regular statements with your approval, pay bills to service companies, small contractors and other suppliers
  • Pay your staff and manage the payroll system
  • Prepare detailed quarterly financial reports and reconciled year end accounts
  • Prepare the annual service charge budget

Many of our clients own blocks with a mixture of commercial and residential uses, typically, a block of flats above several retail units.

Forming a limited company to manage your development can be a sound financial move, but it can have administrative costs. An appointed property manager will make sure your company runs smoothly and efficiently, taking on all the tasks of a company secretary.

The property manager will

  • Call and attend AGMs and other board meetings
  • Maintain the company register and other statutory documents
  • Prepare and issue share certificates
  • Maintain and update company records
  • Prepare and file annual returns to Companies House
